NOAA's 1991–2020 normals for Charleston International Airport show 52.51 inches of rain a year, and June through September alone bring 25.79 inches, about half the total. July averages a high of 91.3°F and a low of 73.7°F, and the SC State Climatology Office lists Charleston's August mean relative humidity at 79%.
NOAA's Charleston Harbor gauge recorded 19 minor and 2 moderate high-tide flood days in 2023 under NOAA's derived thresholds. Salt water on streets and yards pushes moisture toward crawl spaces and ground floors.
Tropical Storm Debby dropped 18.25 inches of rain on Summerville in August 2024, and Idalia pushed Charleston Harbor to 9.23 feet (MLLW) in 2023, near the top of the record list. Soaked drywall, insulation and flooring can grow mold within days if they are not dried.
Many Charleston homes sit above a crawl space, and the City of Charleston now bans slab-on-grade foundations for new one- and two-family homes in the Special Flood Hazard Area (for permits applied for on or after January 1, 2024), so more new homes are being built raised. Humid air under the house can grow mold on joists and subfloors.
A crawl space job may be simple mold cleanup, or it may include a vapor barrier, sealed vents and a dehumidifier (encapsulation). Cost guides put crawl space mold remediation at about $500–$2,000 and full encapsulation at about $1,500–$15,000.

South Carolina's environmental agency says there are no state or federal laws, regulations or standards for mold or indoor air quality, and the state has no licensing program for mold inspection or removal. A bill, H.5109, was introduced in 2026 to create a state mold assessment and remediation board, but it has not passed as of October 2026. Rebuild work is different: under SC Code §40-59-20, residential specialty contractors (drywall, insulation and similar trades) must register when a job exceeds $500, and a residential builder license applies above $5,000. This is general information, not legal advice.
Because the state does not screen mold companies, ask every company you talk to:
The EPA's advice is simple: make sure the contractor has experience cleaning up mold. Read more in Does South Carolina license mold companies?

No. South Carolina has no mold-specific license. A bill, H.5109, was introduced in February 2026 to create a state mold board, but it has not passed as of October 2026. Rebuild work such as drywall, insulation or HVAC can still require an SC contractor license or registration. This is general information, not legal advice.
Cost guides put a typical job at about $1,200–$3,750, or roughly $10–$30 per square foot of affected area. Crawl space jobs often run $500–$2,000, HVAC work $3,000–$10,000 and whole-house flood jobs $10,000–$30,000. These are national estimates; your price comes from an on-site assessment.
The EPA says that if the moldy area is less than about 10 square feet, a homeowner can usually handle it. Larger areas, mold inside walls or HVAC systems, and mold after sewage or flood water are usually better left to a professional. Either way, the moisture source has to be fixed or the mold tends to return.
Not always. The EPA says that in most cases, if visible mold growth is present, sampling is unnecessary. Testing can still help when you smell mold but cannot find it, after remediation to confirm the area is clean, or in a real estate deal. Many homeowners choose a tester who is separate from the remediation company.
Quickly. The EPA and South Carolina's environmental agency both say water-damaged areas and items should be dried within 24 to 48 hours to prevent mold growth. Start drying right away, photograph damage for insurance, and request quotes as soon as you can. If you have health concerns about mold exposure, talk to your doctor.
