Area is the biggest driver. Cost guides price remediation by the square foot of mold-affected surface, not the size of the house. The EPA says a homeowner can usually handle an area smaller than about 10 square feet, so professional jobs tend to start larger than that and often carry a minimum charge.
Location changes access and labor. Crawl spaces are cramped and often need a vapor barrier afterward. Attics involve roof sheathing and insulation, which is why attic jobs range from about $1,000 to $9,000. Mold inside walls means opening drywall. HVAC systems and ductwork are among the costliest at about $3,000–$10,000 because the equipment has to be cleaned or parts replaced. See crawl space mold, attic mold and HVAC and duct mold.
The EPA warns that if you clean up mold but don't fix the water problem, the mold problem will most likely come back. A roof leak, plumbing leak, poor grading or a humid crawl space may need a roofer, plumber or HVAC contractor, and that work is usually quoted separately.
Larger jobs typically use plastic sheeting, zipper doors and negative air machines or air scrubbers to keep spores from spreading. More rooms or more complex containment add cost.
An inspection runs about $450–$800 and air sampling about $250–$350. The EPA says sampling is usually unnecessary when mold is visible, but many homeowners want post-remediation clearance testing, ideally from someone independent of the remediation company. Replacing drywall, insulation, flooring or trim is often a separate line item or a separate contractor. In South Carolina, residential specialty contractors register when a job exceeds $500 and a residential builder license applies above $5,000 (SC Code §40-59-20). This is general information, not legal advice.
In the Lowcountry, crawl space jobs often include encapsulation ($1,500–$15,000, about $3–$10 per square foot) and an installed dehumidifier ($800–$2,000). These add cost but aim to keep the space dry long term.

South Carolina has no mold-specific license, so ask each company about its training, certifications and insurance, and get the scope in writing. Our process page explains what typically happens on a job.
Cost guides put mold remediation at roughly $10–$30 per square foot of affected area. This Old House lists $10–$25 with an average near $18, and Fixr lists $10–$30. Small jobs often carry a minimum charge, and HVAC, crawl space or rebuild work is priced separately, so the per-foot figure is only a starting point.
This Old House, citing Angi, reports a typical range of $1,200–$3,750 with an average of about $2,300. Fixr reports an average of about $3,500. These are national figures; no Charleston-specific price data was found, so your quotes may land above or below them depending on the job.
Cost guides put crawl space mold remediation at about $500–$2,000. If the company also recommends encapsulation, which adds a vapor barrier, sealed vents and often a dehumidifier, This Old House lists $1,500–$15,000 with an average near $5,500. An installed crawl space dehumidifier alone runs about $800–$2,000.
Sometimes, but not always. A free on-site estimate is not the same as a full mold inspection with moisture mapping or lab samples. Cost guides put a mold inspection at about $450–$800 and air sample testing at about $250–$350. Ask each company what its visit includes and whether clearance testing is part of the price.
It depends on your policy and on what caused the mold, so there is no single answer. Read the mold, water damage and flood sections of your policy, photograph the damage before anything is removed, and call your insurer or agent before work begins. Ask the companies quoting your job to itemize their scope so you have documentation.
Companies may be pricing different scopes. One quote may cover only cleaning visible mold, while another includes containment, removal of drywall or insulation, drying, clearance testing and rebuild. Compare quotes line by line, ask how each company will address the moisture source, and get every scope in writing before you choose.
