Who we are

Charleston Mold Experts is a free quote service for homeowners in Charleston and the surrounding Lowcountry. When you see or smell mold, find a damp crawl space, or are dealing with water after a storm or a king tide, you tell us what is going on through our short quote form. We pass your request along to local mold inspection and remediation companies so they can contact you with a quote.

The service costs you nothing, and there is no obligation to hire anyone. You compare what you hear back and decide for yourself.

What we do and what we don't do

What we don't do

  • We are not a mold company and do not perform any mold work ourselves
  • We don't test air, write remediation plans or do rebuild work
  • We don't set prices; each company quotes its own work after an assessment

What to ask any mold company

South Carolina's environmental agency says there are no state or federal laws, regulations or standards for mold, and the state has no mold-specific license. A bill (H.5109) to create a state mold board was introduced in 2026 but has not passed as of October 2026. That means the questions you ask matter. Before you hire, ask each company:

  • Training and certifications. What mold training does the crew have, and from which organizations? The EPA suggests making sure a contractor has experience cleaning up mold.
  • Insurance. What liability and workers' compensation coverage does the company carry? Ask for a certificate you can check.
  • SC contractor license or registration for rebuild work. Replacing drywall, insulation or ductwork after removal can fall under South Carolina contractor rules. SC Code §40-59-20 requires a residential builder license when a job exceeds $5,000 and a residential specialty contractor registration when it exceeds $500. Ask who will do the rebuild and which license or registration covers it.
  • A written scope. Get the affected areas, containment, removal method, drying, the moisture source to be fixed, cleanup and any post-work check in writing, along with the price.

This is general information, not legal advice. Our guide to South Carolina mold rules goes into more detail.
